How to judge roofing work
A roof is the one system that protects every other part of a building, which is why the way a contractor inspects matters more than the brochure. A thorough look covers flashing, penetrations, valleys and decking — not just the field of shingles — because that is where water actually finds its way in.
Roof lifespan depends more on installation quality and attic ventilation than on the material alone. Poor ventilation cooks shingles from underneath, and incorrect nailing patterns void many manufacturer warranties. The useful questions to ask any roofer are about process and sequence, not only price.
| Material | Typical lifespan | Notes |
|---|---|---|
| Asphalt shingle | 15–30 years | Most common; ventilation strongly affects service life |
| Metal | 40–70 years | Standing seam generally outlasts exposed-fastener panels |
| Clay or concrete tile | 50–100 years | Underlayment usually needs renewal sooner than the tile |
| Slate | 75–150 years | Weight requires adequate framing capacity |
| Single-ply membrane (flat) | 20–30 years | Seams and terminations are the usual failure points |
What customers say
We recently had B&M Roofing perform tile maintenance on our roof and the experience was excellent from start to finish. Their team was professional, knowledgeable, and took the time to thoroughly inspect our roof and address any issues before they became costly repairs. I appreciated their attention to detail during my home inspection, and they showed up very quickly. After I purchased the home, they replaced broken tiles, checked the underlayment, secured loose tiles, and provided photos throughout the process so we could see exactly what was being done. The crew arrived on time, kept the work area clean, and communicated clearly every step of the way. I'll definitely use them again in the future.

They were very unprofessional from the start dropping wood through the garage on my wife’s car and dropping nails everywhere that caused a flat tire and I’m finding still up to 2 years later. They were playing loud music at early hours showing up and leaving at random hours and took days longer than stated which doesn’t seem that bad until you consider the loud music and vehicles taking up all the parking. They did shotty work that is evident from the pics(there are more that I didn’t post) even leaving nail heads exposed and shingles bubbling up and the fact that the warranty is so short (5 years on 30 year shingles and only 2 years on the repair) and excludes bad weather and animal debris among other things that are listed in the contract and that’s not a complete exclusion list according to them. They didn’t tell me about my porch not being suitable for typical shingles and put these without talking to me and they don’t even match! I didn’t even realize how terrible the quality was until I went up myself to see about fixing the bullet hole. The pics aren’t the best quality but zoom in and see the quality they provide and it’s obvious why their warranty is so short. Look at how they left my vent crooked and did such a terrible job on painting and caulking and even left nail heads exposed and didn’t secure everything back to the roof like it was. Do yourself a favor and pay a little more for a quality job and read the fine print before signing anything. The good reviews must be friends or bought or people that haven’t checked the quality.
